1- Who pays for utilities and how does it work?
Heating and Appliances are all electrical. Hydro Quebec the provider will bill you directly every 2 months based on your actual consumption.

2 - How does Wifi work?
All our apartments are serviced by major cable and internet providers. The main providers are Videotron or Bell and you can subscribe to the one that best meets your needs.
3- What is a Guarantor Letter?
We ask our tenants to provide us a letter of guarantee from a parent/guarantor. This is to guarantee their obligations under the lease, namely the payment of rent.
4- What is payable at the signing of the lease?
The first month rent is payable at signing of the lease. The rent is always due on the 1st of each month.
5- What forms of payment do you accept?
Most tenants pay by email Interac from their online banking platform. However you are welcome to pay by cash and/or cheque .

6 - Tourism rental ?
It is forbidden to sublet all or part of the accommodation to tourists. The tenant is exposed to severe fines under the Tourist Accommodation Establishments Act, as well as the termination of its lease under the Civil Code of Quebec.

9 - What are the steps to Assignment of a Lease or Subleasing ?
All assignment of a lease or subleasing will require the company's consent.

10 - What is the difference between Assignment of a Lease or Subleasing ?
When you assign your lease, the person taking over the lease assumes all the rights and responsibilities you had as a tenant toward the landlord. You no longer have any rights under the lease or responsibilities toward the landlord.
In a sublet, the person to whom you sublet – the subtenant – becomes the temporary tenant under the lease and has all the rights of a tenant, except the right of “occupancy”. This means that as the original tenant, you can return at the end of the sublease.
